FAIR OAKS / ORANGE
GROVE MASTERPLAN

M2A worked as
part of a team with Stull and Lee to develop Masterplan alternatives,
design criteria and implementation strategy for the redevelopment
of an 11-acre target area at the intersection of Fair Oaks and Orange
Grove in Pasadena. The project goals focused on the revitalization
of a gateway intersection for the economic benefit of the city's Northwest
quadrant. Separated from the urban core by freeways, the project area
is designed to serve as a town green and community focus with the
intent of creating a strong market base for additional economic growth
throughout the impacted area. Subsequent zoning changes resulting
from the Masterplan have facilitated the construction of a cornerstone
project; a regional supermarket and adjacent shopping in place of
derelict local market and pawn shops.
